1. Problems with foundation walls
If Grading and proper maintenance around your home is neglected over years, this can cause water to trap around your house and eventually penetrate your walls into your moldy crawlspace. Repair any cracks, below or above grade or damage to your home’s foundation walls will get worse and sometimes you won't even notice it
2. Not Properly Sealed with Vapor Barrier
Pesky water can and will find an opening, even a tiny crack it will eventually rest in your crawl space. If you have no vapor barrier the moisture will grab onto dirt and insulation and can cause mold, mildew and rot on joist. Its important to have your crawlspace properly sealed with a vapor barrier to create a dry zone. This will also help your home become more energy efficient.
3. Broken Pipes
Most homes have supply lines running underneath there home in their crawlspace. Especially if its going to a outside hose bib. If the crawlspace is not properly sealed and the pipes are not insulated.. all you need is 2-3 days of below freezing temps and the pipe will break. Its very important to seal all areas around the crawlspace. And insulate the pipes inside as well.
